Oh look a free beer can. I'l bet it's mexican.

Anyway, no water. Y'all can't live without water.

This looks like spam, smells like spam. Therefore, due to deductive reasoning. This is spam

    Anyway, 40k an acre isn't a deal.

Ah, water supplied for a price from a municipality? Yeah, that means no water to a prepper. If you have to pay monthly for it and someone else controls your access to it and what you can do with it .. again, means no water.

I'd take this ad with a big livestock block of salt. And 40k an acre.... I can better that price locally. o_O

I appreciate your skepticism, but if you can truly find better local deals at that price point, by all means, put your money where your mouth is. Sometimes the cheapest option isn’t the best investment—quality and location matter, and that often comes at a price. But if you’re only shopping by the bottom line, I guess affordability is your priority. Best of luck with your hunt for bargains!

I'm still calling it spam in my book.
When you originally posted it you copied and pasted it from
SELLER FINANCE AVAILABLE!!! Own Your Off-Grid...

And you didn't even update the script saying you only wanted to make contact on the Homesteading Today forum.
You've since updated it to Survival Monkey.

Ya even screwed up the pictures. by giving us 4 of the same pictures.
where as your other had two different pictures.

So we know you aren't a bot but someone wanting to off-load some property that may or may not be soon contested by the cartel from mexico 5-6 miles away.

I list this property on several sites to reach as many interested buyers as possible — that’s why you see similar wording and photos across different forums. It’s standard practice to copy-paste listings with slight adjustments, nothing unusual there.

As for your comments about the location and cartels, it’s disappointing to see you repeatedly bring up Mexico and cartels in a way that feels both inaccurate and unnecessarily inflammatory. Throwing around stereotypes without any real knowledge or context only undermines your credibility here. This kind of rhetoric isn’t helpful and comes off as racist rather than constructive.

If you have genuine questions about the property, I’m happy to answer them. Otherwise, I’d ask for respectful and factual discussions only.

Can you please remove the racist comments and the racist himself from this thread? He is clearly trolling with nothing better to do other than make this Forum look bad for accepting his behavior. Thank you.

I wouldn't say racist perse more like, Holy shit, Juarez is on the other side of the border.
El Paso is actually a lot safer that most big cities in the US, this is out in the desert away from the city and it's police force. And Juarez has a very high crime rate.
In real estate, Location, Location, Location. And if one was a prepper, Location one can be self-sufficient on.
The desert is not conducive to that.
There may be some that would jump at the chance to own a piece of property but it's missing a lot that our community might want like trees, water, pasture, garden spot and away from people. I'm not even sure it's a good place for a cache on the way to a BOL.

It’s pretty clear now you’re backpedaling hard because the initial remarks made you look out of place and probably close to crossing lines you don’t want to — like getting banned. No need to try and save face with vague comments about location and preppers after you stirred the pot with those earlier assumptions.

This kind of behavior — shifting your story and trying to cover up your initial tone — often shows classic narcissistic traits: making bold, uninformed statements, then dodging accountability when called out.

And just to clarify, this isn’t about racism per se. It’s more about throwing out stereotypes and half-baked ideas without actually knowing the facts, which ultimately weakens your argument and credibility here.

If you genuinely want to discuss the property or its potential, great. But if you’re just here to derail and misrepresent, it’s pretty obvious and doesn’t do anyone any favors.

I'm not trolling you, just stating my opinion on land price, location, and land quality and condition.
Also stating .. the cartel is just down the street!?
oh, did you take offense to the Mexican Beer Can thing?

Anyway, I'll leave you alone as it appears your just here to make a sale to the uninformed. Best of luck.

Look, you claim it’s just your opinion, but your original comments were loaded with uninformed, borderline inflammatory remarks — not a good look. Bringing up the cartel multiple times without any real basis was irresponsible and, frankly, reeks of fear-mongering.

As for the “Mexican Beer Can” comment, that’s exactly the kind of disrespect and stereotyping that drags conversations down and shows a lack of class. If you want to have a serious discussion about land, stick to facts and leave the baseless drama at the door.

This isn’t a debate club for your conspiracy theories or casual racism. So here’s your place: if you want to continue, do so respectfully — or don’t bother at all. Door’s closed if you choose the latter.

Agreed, and he's insisting on setting policy for this long established site, demanding members be banned!? He needs to consider how he is presenting himself. The current look is uninspiring.

OP is a land broker. He buys unwanted properties (surplus, inherited, ...etc) and then sells them on Land Contract.
Postings here appear to have been AI generated due to the ChatGPT Dashes or em dash and hyphenated words.
Company's address is a co-working space in El Paso.
All perfectly legal. Just a bit 'I'm only here to make a sale' and not bringing much to the community.

Again, in the desert, permaculture and self-sufficiency aren't an easy task in a subdivision grid.

And yes, Juarez Mexico is like 6 miles away from this property if that matters to any of you. And that doesn't make me a racist .. well it might. I just prefer to zoom out and see who my neighbors might be.
Juárez still ranked among world's most dangerous cities

Hey, as long as people aren't trying to eat the pets, it's fair game. Not a bad thread so far, some entertainment and it doesn't need to be sent to the inferno yet. Folks can advertise here, we just ask they don't try to link until they've been introduced. Even so, as far as real estate goes, it's a sellers market and not too much buying because we are all broke thanks to communism and rampant illegal immigration and all that jazz.

Some people will probably like a chunk of land near the border. Who knows, perhaps one day folks will be trying to escape the U.S.
