Hello SM members and lurkers, hope the day is treating you well. I'm selling, though a realtor, 19.7 acres in northwestern Arizona. Its has a good well and septic. Its fenced off and has a two smaller areas fenced for horses. It has great views of the Hualapai Mountains to the west and the Aquarius Mountains to the east. Enjoy amazing sun rises and sunsets that make you feel like youre the main character in a western movie. Property does have a 3 bed 2 bath mobile home on it that needs remodel, but I would recommend building a site built home. Power is near but not at the Property, but solar is the way to go and theres plenty of sun for solar. Its 35 minutes from Kingman, 2 hours from Las Vegas, 3 hours from Phoenix and 25 minutes from the big Sandy Machinegun range. Better hope that well is good. Wells in area are 500 feet plus. No muni water there. elementary school is 21 miles away
Well is great, well pump was replaced a few years back just to upgrade the pump hp. I grew up here, the school was nice and peaceful, unlike going to school in Phoenix. Its worth the distance.

Not stomping on your posts. Just providing additional information that a potential purchaser might not take into account. Now if you take offense to that, meh. I could mention that the potential buyer might want to have the water tested for arsenic and heavy metals. Ensure that the property comes with water rights. Check the soil nutrient levels. Along with any deed covenants and restrictions.
Property has wanter mineral rights, want was tested a few years back. If your not buying it, why are you bring up the water non-issue?

Dont see how thats relevant to your disregard to the rules. Never seen people bring up things unless they were interested and were seeking more info.
Why would asking a potential purchaser to remain logical and do their due diligence negativity impact the sale of your property. Now had I said: Don't buy this property as it's on the EPA's Superfund site registry previously and has had 8 inches of the surface soil removed for disposal .. and it wasn't true ... then I could see that being a violation. Methinks she doth protest too much.
Thats for a potential buyer so figure out and ask, I highly doubt you have any real interest. Do you go to s car sales lot and tell people to ask about recalls when you yourself aren't looking at that make? Nottrying to disrespectful, just trying to understand your interaction as a non buyer

This isn't a used car lot. This is a forum of members that helps other members prepare and thrive and teach them to ask the right questions. So that's exactly what I did. You even agreed .. "Thats(sp) for a potential buyer so(sp) figure out and ask" . and you are also correct .. I'm not buying your land. Now if it were near Flagstaff .. I might be interested.
Close to my neck of the woods. I have 40 AC in the Aquarius Mountains (since 2004) with well and septic. My well is quite deep with the pump set at 580 and only half gallon / minute recovery. I have a second well at 702 feet with 1 gal / min that is presently capped. The first well is plenty good enough for my use with a storage tank and about 60 feet static, though you're not going to operate a commercial greenhouse with it. About a mile down the road from me, others recently drilled a well to about 300 feet with 20 gal / min and another mile or so from them there's a well at 230 feet delivering 60 gal / min. It's a roll of the dice in that country. You can get some good producing wells at reasonable depths, you can come up completely dry. Areas east on I-40 and such are known for having water to depths of around 2000 feet, requiring very expensive commercial grade drilling and pumping setups that depend on grid power. Many people there have water trucked in, which sucks. I guess the questions to ask would be what's the recovery rate, the depth of the pump, depth of the well and the static level. You can also obtain a well number (usually begins with 55-xxx) that you can reference with Mohave county to find all the specifics you'd ever want to know. If I were seriously considering a purchase I'd send in some samples for testing. My well meets EPA standards for drinking water, but contains a lot of dissolved solids (hard water). Just some things to consider...
Its been awhile since it was tested. Can run ir overnight to fill the 2800 gal tank from empty and its ready to pump more the next day. Are you north or south of UTC/LTC?
So wouldn't a thread for advice under the off grid living section be a better place for that? You could give a whole list of advice and things to look for and that would be of greater reach to members, especially for the new ones that are just getting into it.
I'm in no violation of any law or rule. Maybe your state or country has such a law, but mine does not. Let me end by asking, what ever happened to if you dont like it, dont want it them keep scrolling? I personally dont like newer than 90 dodge trucks, I dont stop and tell every dodge dealer and dodger owner that when I see thier 2020s trucks.
Or .. one could attach it to a thread letting the potential newbie buyer know what to ask when looking at a property for sale. You are offering for sale a piece of property and you are paying exactly zero for it. Feel free to post it to a specializes in land for sale. Here on this forum, we actually hope to help our members to make an informed decision. They are free to ignore our counsel and go purely on their own instinct. The more you complain about the membership here ruining your chances at making a sale it actually boosts the linkages in google. Keep it up and when someone searches for 11937 E Cats Claw Trl, Kingman, AZ 86401 .. they might actually see this thread when looking for your property. And then they will learn the questions to ask when buying a parcel of property in the deserts of Arizona.
