I haven't been active in quite a while but wanted to drop a link in here to my land I'm selling due to financial issues. I have 12.7 acres of land in Central Missouri IDEAL for homesteading. One of its great perks is that it's located in a county with NO ZONING OR CODES and cheap taxes, less than $100 per year. It's about 5 miles to small town (Leeton)with a convenience store/ gas station and a dollar store, 15 miles north to Warrensburg or south to Clinton both with Walmart, hardware stores, grocery stores, hospitals, restaurants and all the basic conveniences. Within 20 miles there is also Knob Noster state park, multiple conservation and core of engineers land amounting to 10s of thousands of acres of public land as well as Truman lake and the south grand river for additional hunting and fishing. A nice Amish community 15 minutes east and Kansas city is just over an hour away for those times have need of large city stuff. There is a 3 bedroom 2 bath mobile home that goes with the property that appears to still be weather tight BUT would take a lot of work to be livable and does not add to price. There is also a foundation from a collapsed house full of debris and trash.
