    When I lived in NE New Mexico I can't count the number of easterners who thought they'd landed a great deal on X acres only to discover they had no water rights.

    @Midnightblue72 make sure you can drill a well, that particular aquifer is owned by the Salt River Project and they almost have a complete strangle hold on new well drilling even for domestic wells.
