    Hi garden gnome. You are getting lots of good advice here. I will add one thing that has nothing to do with laws or neighbors. That is, the cost of dirt work. If you are fortunate enough to buy vacant wildland and make it your own, make sure that you can afford to gain access to it. It's not uncommon to find a beautiful piece of land only to discover that it will cost thousands to build a driveway and homesite. I made it a priority to buy flat land, with trees and abundant groundwater. This way I can at least get onto the place with nothing more than a chainsaw and hard work.

    P.S. (edit) Upon second look I see you aren't really looking to develop land so my input has little to do with your question.:)

    I bought another acre and a quarter today, All I have to do is pay the guy and register the bill of sale at the court house.
    Which is a gun-knife-flashlight-fingernail clippers,cell phone free zone...Ba*&^#d's !
